Casa Kokomo sits on two lots at the end of a cul-de-sac in Puerto Los Cabos, facing the Greg Norman golf course. What it has that almost no other villa in Los Cabos does is a private sports court: two pickleball courts with nets and a half basketball court with a backboard, fenced and floodlit for playing after dark, beside the golf course with the sea behind.

There is also a private gym with treadmills, a spin bike and weights, set against a living green wall, and a swim-up bar in the heated pool.

The sixth bedroom is an independent guest casita, separate from the main house, with a King bed, a kitchenette, its own bathroom and a private patio with a fireplace. One of the other rooms doubles as a cinema room: a projection screen with Netflix and Prime, two Queen beds and a large sofa, so the film room is also a bedroom when the house is full.

Throughout: whole-house water filtration, mesh WiFi, Sonos, and US television in every room.

Two Pickleball Courts and Half a Basketball Court

Fenced, floodlit and yours. Pickleball is the fastest-growing sport in North America and there is nowhere in Los Cabos to play it on your own schedule — except here. The half court with its backboard sits alongside. Both look out past the golf course to the sea.

The Casita, and the Cinema That Sleeps

The guest casita is genuinely separate: King bed, kitchenette, bathroom and a private patio with a fireplace. The cinema room has a projection screen, two Queen beds and a big sofa — a film room by day and a bedroom when you need it.

A Swim-Up Bar and a Green Wall

The pool is heated and has a swim-up bar. The gym looks onto a living green wall, which is a nicer place to run than a mirror.

Is Casa Kokomo beachfront?

No. Casa Kokomo is not beachfront. Beach access is through the Puerto Los Cabos beach club, which carries a fee.

Is there a beach club fee, and how much is it?

There is a beach club fee, and we do not publish an amount for this villa because it has not been confirmed to us in writing. Ask your concierge and we will quote it before you book rather than guess at it.

Is the pool heated?

Yes, the pool is heated, and it has a swim-up bar.

Is housekeeping included?

Yes, housekeeping is included with your stay.

Is a private chef available, and how is it charged?

Yes, on request. Chef service is quoted by meal and number of guests: for 13 to 18 people, breakfast or lunch is USD 420 and dinner USD 520, plus 16% IVA. Groceries for the menu are billed separately with a 30% service charge, and your concierge confirms the full amount in writing before your stay.

Is butler service available?

Yes, on request: USD 25 per hour with a four-hour minimum, plus tax.

Is concierge service included?

Yes. Blue Desert Cabo concierge service is included with every stay. Your concierge arranges a private chef, a butler, grocery pre-stocking, airport transportation, spa, yacht charters, sport fishing and golf. The services themselves are quoted separately.

Are pets allowed at Casa Kokomo?

Yes, pets are welcome, with confirmation in writing before you travel. Ask when you book.

Is smoking allowed at Casa Kokomo?

Smoking is not permitted indoors; it is allowed outside. If there is evidence of smoking inside, a fee of USD 250 plus IVA applies for each hour of cleaning required, in addition to the cost of cleaning curtains, rugs and soft furnishings.

Can we host a wedding or an event at Casa Kokomo?

Ask before booking. We do not publish an event capacity or fee for this villa because no source has confirmed one, and we are not going to invent it. Tell your concierge what you have in mind and we will get a definite answer.

Check-in is at 3 PM and check-out is at 11 AM. If you need either adjusted, ask your concierge in advance.
