Casa Blue Sea is a beachfront villa of 7,230 square feet in total, of which more than 5,800 are air-conditioned on the Tourist Corridor between San Jose del Cabo and Cabo San Lucas. It has 5 suites, 5 full bathrooms and a half bath, and sleeps 12 guests. The whole house is on a single level — no stairs between the bedrooms, the living areas and the pool.
On the sand, not near it
Casa Blue Sea sits directly on a stretch of soft golden sand with private beach access from the property. The infinity-edge pool runs along the front of the house with a jacuzzi at one end, and a thatched palapa shading a dining table for the whole group. There is a poolside shower, a barbecue area and an outdoor bar.
The detail that matters if you travel with small children
The pool has a large shallow area — a wide, gently graded shelf where small children can stand and play in sight of the loungers. It is the kind of thing that decides a booking for a family with toddlers, and very few villas on this coast have it.
Inside
The design is open-plan and fully air-conditioned. Pocket doors in the great room, the dining room and the master bedroom slide away completely, leaving the Sea of Cortez unobstructed from inside the house. The five suites have marble and granite finishes, flat-screen televisions and a surround sound system. The kitchen is built for cooking for twelve, with a granite island, a professional range and a wine refrigerator; there is an indoor dining table for the full group and a second one outside under the palapa.
The bedrooms
Master — king, ocean view, direct patio access, a couch, and an en-suite bathroom with a tub and a separate shower.
Bedroom 2 — king, en-suite, in-room safe.
Bedroom 3 — two queens, en-suite, in-room safe.
Bedroom 4 — two queens plus a trundle twin, en-suite.
Bedroom 5 — two twins that convert into a king, en-suite.
All five bedrooms have their own bathroom, a television and a safe. Between the two-queen rooms, the trundle and the convertible twins, the sleeping plan bends to almost any group.
Also outdoors
A fire pit with seating, a hot tub, four chaise lounges, an outdoor kitchen and bar, a beachfront palapa with an alfresco dining table, and beach equipment for guests to use.
The neighbourhood
The development is flanked by five-star resorts, so guests can reach their restaurants and spas — availability varies and is not guaranteed. Just across the highway is the indoor tennis centre that hosts the ATP tournament of Los Cabos.
Frequently Asked Questions
Is there an extra charge for a larger group?
Yes, and we would rather you knew before you book. Groups over 10 guests are charged an additional 150 US dollars per person, per night. The maximum is 12 guests. So a party of 12 pays 300 dollars per night on top of the nightly rate. Ask us and we will put the full number in your quote.
Do the rates include tax?
The nightly rates already include the 20% government IVA. Your quote will show it.
Are there special rules at Christmas and New Year?
Yes. A 7-night Christmas reservation must end on or before 28 December, and a 7-night New Year reservation must start on 26 December or later. If your dates fall in that window, tell us early and we will check what is available.
Where exactly is it?
In a gated beachfront community directly between Cabo San Lucas and the San Jose del Cabo airport, on the Tourist Corridor. The kitchen was remodelled in November 2024.
Is Casa Blue Sea really on the beach?
Yes. It is a beachfront villa with private beach access from the property, onto soft golden sand. The infinity pool runs along the front of the house above it.
Can we swim in the sea there?
Ask us for your dates before you plan on it. Along the Los Cabos corridor the surf and undertow change with the season and the stretch of sand, and not every beach here is safe for swimming. The pool and the jacuzzi are always available, and our concierge will tell you exactly where to swim while you are here.
Is it good for families with small children?
Unusually good, for one specific reason: the pool has a large shallow area where small children can stand and play in full view of the loungers. Add the single level — no stairs anywhere — and it is one of the easier houses in the portfolio with toddlers.
How many guests does it sleep?
5 suites, 5 full bathrooms plus a half bath, up to 12 guests, across more than 5,800 square feet.
Are there stairs?
No. Casa Blue Sea is on a single level — bedrooms, living areas, kitchen and pool terrace all on the same floor. Good for guests who cannot manage steps.
What is outdoors?
An infinity-edge pool with a jacuzzi, a thatched palapa over a dining table for the group, an outdoor bar and barbecue area, a poolside shower, sun loungers and landscaped grounds down to the sand.
Can we really open the house to the ocean?
Yes — the pocket doors in the great room, the dining room and the master bedroom slide away completely, so the view of the Sea of Cortez is unobstructed from inside.
Can we use the neighbouring resorts?
The development is flanked by five-star resorts and guests can usually reach their restaurants and spas. Availability varies and is not guaranteed — we will not promise you a table or a treatment we cannot confirm. Ask us and we will try to arrange it in advance.
Is there tennis nearby?
Yes. Just across the highway is the indoor tennis centre that hosts the ATP tournament of Los Cabos.
Can Blue Desert Cabo arrange a chef, a butler and groceries?
Yes. Our concierge arranges private chefs, butler service, pre-arrival grocery stocking, transport, golf tee times, boats and fishing. These are quoted separately from the villa rate — tell us what you want and we will price it for your dates.
How far is the airport?
San Jose del Cabo International Airport is roughly 25 to 30 minutes by car.
What are the check-in and check-out times?
Check-in is from 3:00 PM and check-out is at 11:00 AM.
Are pets allowed? Can we smoke?
Please ask us about pets — it must be confirmed for your dates before you travel. Smoking is not permitted anywhere inside the villa. Guests who wish to smoke may do so outside, in the open-air areas.
Can we hold an event there?
Yes, with approval . Keep in mind that overnight occupancy is capped at 12 guests, with the $150 USD per person per night charge above 10; anyone attending who is not staying at the villa is quoted separately. Tell us the date and the headcount and we will confirm what is possible.
Events are not automatic: they need our written approval in advance, and an event fee, community permits and a damage deposit may apply.
