Casa Corazón sits directly on the sand inside Palmilla Norte, the gated stretch of the Palmilla community on the Sea of Cortez, minutes from San Jose del Cabo. The terrace ends and the beach begins — no road, no public path, no shuttle. What is in front of the house is a secluded stretch of sand rather than a busy public beach.
This is traditional Palmilla architecture, and it is worth saying because so much of Los Cabos is not: carved wood, stone walls, wrought iron, travertine, hand-forged chandeliers and a sweeping curved staircase around a carved stone fountain in the entry. It feels like a Mexican house rather than a white box with a view.
The short version: six bedrooms, six full bathrooms plus a powder room, room for twelve guests, 7,500 square feet, beachfront, with an ocean-view pool and hot tub, a palapa bar and a fire pit on the terrace.
The terrace is the whole point
The pool sits on the terrace above the sand with the bay straight ahead, and a hot tub beside it. Around them: loungers and shade umbrellas, an outdoor dining table, a timber-framed day bed tucked into the bougainvillea, and a stone fire bowl with deck chairs drawn around it for the end of the evening.
★ And there is a proper palapa bar — thatched roof, stools, a television and the sportfishing trophies on the wall. It is where the group ends up between the pool and dinner, and where you watch the game without going inside. There is a barbecue out there too, a gas fire pit with armchairs around it, a ping-pong table, and a double hammock slung under a pergola facing the water — which is where somebody in your group will spend the entire week.
Inside
The living room rises two storeys to a wrought-iron balcony rail, with a fireplace at one end and tall windows onto the water. The kitchen is finished in carved wood with a granite island, bar seating, a stone hood and professional stainless appliances, and it opens onto the dining room under its iron chandelier. Wide sliding doors run the length of the living and dining space, so the terrace and the inside become one room when you want them to.
The six bedrooms are furnished in the same register — hand-carved headboards, iron scrollwork, carved chests, stone walls — and there are six full bathrooms plus a powder room, so nobody in this house is waiting for a shower.
What we can have ready before you arrive
A private chef or a Mexican cook, a butler, a bartender for the palapa, groceries in the refrigerator, golf carts, spa treatments at the house, transport from the airport, boats and restaurant reservations. Tell us what the trip is for and we will put it in the right order.
Honest answers before you book
How many guests does the house sleep?
Twelve. You may find higher numbers on other listings — and older copy of our own said sixteen — but twelve is the figure the property is actually set up for, and it is what we quote and what we will hold you to. With six bedrooms and six full bathrooms plus a powder room, twelve guests here means nobody shares a bathroom and nobody sleeps on a sofa. If your group is larger than twelve, tell us the real number and we will find you a house that fits it properly rather than squeezing you into this one.
Is smoking allowed?
Twelve.Smoking is not permitted anywhere inside the villa. Is it really beachfront?
Yes. The terrace ends at the sand and the stretch in front is secluded rather than public. You do not cross a road or a walkway to reach the water.
Can we swim off the beach in front?
That depends on the day and the season, and we are not going to promise calm water on an open Sea of Cortez beach. It is a beautiful stretch to walk, sit and watch. For swimming, Palmilla Beach — the protected cove and one of the few genuinely swimmable beaches in Los Cabos — is close by, and your concierge will tell you how the water looks in front of the house during your stay.
Can we play golf at Palmilla?
Yes, with one detail worth knowing. The Ocean Course is the public one at Palmilla and it is nine holes, so a full eighteen means playing the same nine twice. Since 1 January 2025 the Arroyo and Mountain courses are reserved for club members and One&Only Palmilla resort guests. For eighteen on a single layout, Club Campestre San Jose, Cabo del Sol and Puerto Los Cabos all take outside play and we hold the tee times before you arrive.
Are there stairs?
Yes. The house is built over two levels around that curved staircase, and there are steps down from the terrace to the sand. It is not a single-level property. If someone in your group cannot manage stairs, tell us before you book and we will work out which bedrooms are reachable for them, or show you a flat villa.
Do all six bedrooms have their own bathroom?
There are six full bathrooms and a powder room for six bedrooms, so nobody shares. Tell us who is travelling with whom and we will send you the exact layout — which rooms have two beds, which have one, and which are on which floor — before you decide.
Is the pool heated?
Ask us for your dates and we will confirm it in writing before you book. We are not going to promise heating on a page and let you find out in January — and if it is available there may be a charge, which we will show you up front.
Is the community gated?
Yes. Palmilla is a gated residential community with security at the entrance, and Casa Corazón sits inside the Palmilla Norte section of it, on its own beachfront lot.
Can we host an event or a celebration?
The terrace, the palapa bar and a double-height living room take a group comfortably, and the house suits a family reunion, a birthday or an anniversary. Events are not automatic: they need approval in advance and the community has its own rules on music and hours. Tell us what you are planning and we will confirm in writing what is possible before you commit to anything.
Can we bring a pet?
Please ask us. The answer depends on the property and the dates, and we confirm it in writing before you travel. Do not assume it either way from a listing.
Do we need a car?
Inside Palmilla most guests use a golf cart, which we can have waiting — the shops, the market and several restaurants are close. For the airport and for trips into San Jose del Cabo or Cabo San Lucas we arrange private transport.
How far is the airport?
Los Cabos International (SJD) is the closest airport and Palmilla is on that side of the Corridor, so it is one of the shorter transfers of any villa we manage. We can have a private vehicle waiting for you.
