Casa Edwards is an ultra-luxury 8-bedroom beachfront estate in Palmilla, San José del Cabo, set along the Sea of Cortés inside the gated Villas del Mar Palmilla community, in the Bahía Rocas enclave. The sand is directly in front of the house and the whole property is turned toward the water. What separates Casa Edwards from most houses of its size on this coast is that it works as two things at once: a private home for a family or a group of friends, and a venue — up to 150 guests can sit down to dinner on the oceanfront lawn, with prior written authorization. It is used just as often for multi-generational vacations and executive retreats as it is for destination weddings.
Across roughly 12,000 square feet there are eight bedrooms, each with its own en-suite bathroom and a safety box, plus two half bathrooms serving the common areas. Seven of the eight bedrooms look at the ocean; the eighth opens onto tropical garden. The beds are seven Kings, one Queen and a single trundle, which sleeps sixteen adults comfortably and two children on top of that. The master bedroom has an HDTV, and the pool deck and main living room share an integrated audio system with Apple TV over the villa's WiFi, controlled from your own phone. The house is multi-level, with stairs between areas and no elevator — worth knowing if someone travelling with you has trouble with steps.
Outside there is an infinity pool and a private jacuzzi, each with its own heater, so both can be warm at the same time without choosing between them. A large oceanfront lawn runs down toward the beach, with outdoor dining, a palapa bar, an outdoor kitchen, two gas fire pits and a third fire pit down on the sand. A 2,000 square foot private gym holds cardio and strength equipment, a sauna and a steam room. Kayaks and paddle boards are kept at the house, along with a four-passenger golf cart. Daily housekeeping is included from 9 AM to 3 PM, and the Blue Desert Cabo concierge — included with every stay — arranges a private chef, a butler, groceries, airport transport, spa, yachts, fishing and golf.
Direct Beach Access and Blue Flag Palmilla Beach
Casa Edwards is beachfront, with direct access to the sand in front of the house. Palmilla Beach — Blue Flag certified, and one of the few beaches in Los Cabos calm enough to swim — is under five minutes away in the golf cart, or about a ten-minute walk. Sea conditions change through the year, and your concierge will tell you what to expect for your specific dates rather than leaving you to guess. Kayaks and paddle boards are kept at the villa for guests to use.
A 2,000 Sq Ft Private Gym with Sauna and Steam Room
This is not a treadmill in a spare room. Casa Edwards has a dedicated 2,000 square foot gym with cardio machines, strength equipment, a sauna and a steam room — which is why the house is booked for wellness stays and corporate retreats that would otherwise end up in a hotel. With prior written authorization, the space can also be used as a private after-party room.

Palmilla: What Is Around You
Palmilla Shops, with its restaurants and boutiques, is minutes from the gate, and so is One&Only Palmilla, whose restaurants and spa take reservations from guests staying elsewhere. Palmilla Golf Club is a public course — nine holes played twice to make eighteen — and while we can request tee times for you, they are subject to availability and never guaranteed. The historic centre and art district of San José del Cabo are a short drive away.
Events at Casa Edwards
Events are possible at Casa Edwards, but they are not automatic: they require prior written authorization from Blue Desert Cabo, and the request has to be made before the booking is confirmed. The oceanfront lawn seats up to 150 guests for dinner, or holds up to 200 for a cocktail reception. Amplified music is permitted from 10 AM to 10 PM. Outside vendors — planners, caterers, production, lighting — need approval in advance, with their list submitted beforehand. There is parking for 14 cars: 8 for guests and 6 for staff.
Event fees: up to 120 guests, one night's rate plus tax. Between 121 and 149 guests, quoted case by case. From 150 to 200 guests, USD 10,000 plus IVA. A refundable deposit equal to one night's rate is held and returned four days after check-out if there is no damage.

Is a private chef available, and how is it charged?
Yes, and the kitchen is a large gourmet kitchen suited to a private chef, though it is not a commercial catering kitchen. Chef service is quoted by meal and number of guests. For a group of 13 to 18 people, breakfast or lunch is USD 420 and dinner is USD 520, plus 16% IVA. Groceries for the menu are billed separately with a 30% service charge, and your concierge confirms the full amount in writing before your stay.
Is butler service available?
Yes, on request: USD 25 per hour with a four-hour minimum, plus tax.
Is concierge service included?
Yes. Blue Desert Cabo concierge service is included with every stay at Casa Edwards. Your concierge arranges airport transportation, a private chef, a butler, grocery pre-stocking, spa treatments, yacht charters, fishing, ATV tours, restaurant reservations and golf coordination. The services themselves are quoted separately.
Are pets allowed at Casa Edwards?

Is smoking allowed at Casa Edwards?
Smoking is not permitted indoors. If there is evidence of smoking inside, a fee of USD 250 plus IVA applies for each hour of cleaning required, in addition to the cost of cleaning curtains, rugs and soft furnishings.
