Casa Koll Estate is a beachfront compound of roughly 15,000 square feet on the golden sand of Palmilla Norte, on the Tourist Corridor of San Jose del Cabo. It has 8 bedrooms and 8.5 bathrooms and sleeps 20 guests.
It is two houses, not one
The estate is made of two separate residences. Casa Koll, the main villa, has four bedroom suites, the great room and the main kitchen. Casa Roca, the guest house beside it, has four more guest suites plus its own full kitchen, living room and dining room. Two families, or a family and their friends, can share the property and still each have their own front door, their own kitchen and their own evening.
The beach here is one you can actually swim in
The lawn runs down to the sand, and the water directly in front of the estate is Palmilla Bay — calm and swimmable. That matters more than it sounds on this coast: most of the Los Cabos corridor has surf and undertow and is not safe for swimming. A beachfront house where the family can actually get in the water is rare here.
Who built it
The estate was custom-built by Don Koll, the developer who pioneered the Palmilla Resort — which is why it holds the position it does inside the community. The architecture takes after the hill villages of Provence: sand-coloured stone walls, handcrafted woodwork and wrought iron. The materials are largely reclaimed: the roof tiles came from a 19th-century hacienda in Veracruz and the antique floor tiles from an estate in Andalusia. At night, fire-lit torches line the terraces and the paths.
A tennis court and a basketball court
Beside Casa Roca there is a private tennis court and a basketball court, and a children’s play structure with a slide and swings on the lawn. With the calm bay in front and the courts behind, it is one of the few estates in Los Cabos where a multi-generational group can spend the whole day without leaving.
Outdoors
A massive oceanfront infinity pool, heated, with a jacuzzi, terraced gardens of bougainvillea and towering palms stepping down to the beach. There is a fire pit, an outdoor fireplace, a summer kitchen with a gas grill, an outdoor bar, outdoor dining under the stars, 12 deck loungers and umbrellas.
Indoors
The great room has a traditional fireplace rising to a wood herringbone ceiling. The gourmet kitchen is finished in stone and tile with a rustic wood slab table seating twelve. There is an elevator, a whole-house water filtration system, air conditioning and ceiling fans throughout, satellite television, WiFi, laundry, and private security.

Can we actually swim in the sea in front of the house?
Yes, and that is the single best thing about this address. The estate sits on Palmilla Bay, whose water is calm and swimmable. Most of the Los Cabos corridor has surf and undertow and cannot be swum. A beachfront house where the family can genuinely get in the water is rare here.

What is there for children and teenagers?
A private tennis court, a basketball court, a play structure with a slide and swings on the lawn, the heated pool, and calm water they can actually swim in. It is one of the few estates here where a group with children can spend the whole day on the property.
Is there an elevator?
Yes. Useful in a compound of this size, and it means guests who cannot manage stairs are not ruled out.

Can we use the One&Only Palmilla?
Casa Koll Guests can use the restaurants, bars and spa at the One&Only Palmilla by advance reservation, which your concierge arranges. The hotel's fitness centre and pools are for hotel guests only and are not available to you.
Do we need a car or a golf cart?
We recommend renting a golf cart. It makes the One&Only Palmilla, the Shoppes at Palmilla, the restaurants, cafes and the organic market easy to reach. It is not included — your concierge arranges it before you arrive.
Where is Palmilla Norte?
On the Tourist Corridor, in the Palmilla community of San Jose del Cabo — the most established luxury address in Los Cabos. The airport is roughly 20 minutes by car.
Is the water safe to drink?
The estate has a whole-house water filtration system.
Can we hold a wedding or a corporate retreat?
The estate is well suited to both — two houses, 8 Bedrooms, lawns and the beach. Events need approval in advance and may carry extra conditions and fees. Tell us the date and the headcount and we will confirm what is possible.
Events are not automatic: they need our written approval in advance, and an event fee, community permits and a damage deposit may apply.
Can Blue Desert Cabo arrange a chef, groceries and activities?
Yes. Our concierge arranges private chefs, pre-arrival grocery stocking, transport, golf tee times, yacht charters and fishing. These are quoted separately from the estate rate.
What are the check-in and check-out times?
Check-in is from 3:00 PM and check-out is at 11:00 AM. Smoking is not permitted anywhere inside the villa. Guests who wish to smoke may do so outside, in the open-air areas. Guests who wish to smoke may do so outside, in the open-air areas.
