Casa Naah Payil is a modern, minimalist villa in the gated Cabo del Sol community, with both an ocean view and a golf course view through floor-to-ceiling windows. It is not beachfront — the beach is about a fifteen-minute walk — and we say so rather than let the photographs imply otherwise.

Five bedrooms, all en-suite, for twelve guests. The layout is genuinely built for families: alongside two King bedrooms there is a room with two Doubles and a twin bunk, another with a twin bunk, and one with two Full beds. Children get their own rooms and the adults keep theirs.

Outside there is a heated pool with a jacuzzi, a fire pit, a palapa, a barbecue and deck loungers. Inside, a gourmet kitchen with a breakfast bar, Crestron and Sonos, Apple TV, zoned air conditioning and laundry. Daily maid service is included, and the community is gated with a concierge.

Built for Families

Two bunk arrangements across two separate bedrooms, plus a room with two Full beds, means a group of twelve with children does not have to improvise. Every bedroom has its own bathroom, which at this size is unusual.

Ocean and Golf, Through the Glass

Floor-to-ceiling windows give the house both the Sea of Cortés and the golf course. The architecture is deliberately minimalist, so the view does the work.

Fifteen Minutes to the Beach

The beach is about a fifteen-minute walk from the house. Sea conditions change through the year and your concierge will tell you what to expect for your dates. The heated pool and jacuzzi are always there.

Up to 12 guests.

How many bedrooms and bathrooms does it have?

Five bedrooms and six bathrooms: 5 full en-suites, one for each bedroom, plus 1 half bathroom.

What is the bed configuration?

The master has a King. One bedroom has two Doubles and a twin bunk, one has a King, one has a twin bunk, and one has two Full beds. All five are en-suite.

Is Casa Naah Payil beachfront?

No. It is an ocean-view and golf-view villa; the beach is about a fifteen-minute walk away. Your concierge will tell you what the sea is doing for your dates.

Is the pool heated?

Yes, the pool is heated, with a jacuzzi beside it.

Is housekeeping included?

Yes, daily maid service is included with your stay.

Is a private chef available, and how is it charged?

Yes, arranged by your Blue Desert Cabo concierge and quoted separately. For 6 to 12 guests, breakfast or lunch is USD 240 and dinner USD 340, plus 16% IVA. Groceries for the menu are billed separately with a 30% service charge.

Is butler service available?

Yes, on request and quoted separately: USD 25 per hour with a four-hour minimum, plus tax.

Is concierge service included?

Yes. Blue Desert Cabo concierge service is included with every stay, and the community has its own concierge as well. Your concierge arranges a private chef, a butler, grocery pre-stocking, airport transportation, spa, yacht charters and golf. The services themselves are quoted separately.

Are pets allowed at Casa Naah Payil?

Only with approval. Ask before you book and we will confirm it in writing for your dates.

Is smoking allowed at Casa Naah Payil?

No. The villa is entirely non-smoking, indoors and outdoors. A USD 350 penalty may apply. If anyone in your group smokes, plan for it before you arrive — we would rather tell you now than charge you later.

Can we host an event at Casa Naah Payil?

Events are not automatic. Ask before booking and your concierge will confirm in writing what is possible for your dates, along with any fee or community permit that applies.

What are the check-in and check-out times?

Check-in is at 3 PM and check-out is at 11 AM. If you need either adjusted, ask your concierge in advance.

Is Casa Naah Payil good for families with children?

Very much so. Two of the five bedrooms have bunk beds and another has two Full beds, so a group of twelve with children sleeps properly without anyone on a sofa.

Does every bedroom have its own bathroom?

Yes, all five are en-suite, plus a half bathroom for the common areas.
