Set high above Cabo San Lucas within the exclusive gated community of Pedregal, Villa Bellissima is an extraordinary nine-bedroom estate offering breathtaking Pacific Ocean views, sophisticated contemporary design and roughly 24,000 square feet of luxury living. Expansive glass walls and terraces capture the brilliant Baja light and dramatic hillside setting from nearly every room.
Built for grand gatherings, the estate features two swimming pools, a jacuzzi, a fire pit, an outdoor shower, a gas BBQ and multiple outdoor dining and lounge terraces. Indoors, guests enjoy a home theater seating twelve, a game room, a pool table, a private gym, an indoor bar, a fully equipped gourmet kitchen with island seating, a Sonos sound system and an elevator connecting the levels.
Villa Bellissima sleeps up to 20 guests across nine en-suite bedrooms, each with a private balcony or terrace and ocean views — eight with a king bed and one queen bedroom set as a separate casita, plus two portable twin beds available on request. Guests also have access to community tennis and pickleball. Daily housekeeping is included (except Sundays and holidays).
The Blue Desert Cabo concierge can arrange private chef service, spa treatments, airport transportation and curated Los Cabos experiences. Please note the Pacific-side beach below Pedregal is not swimmable due to strong currents.

Is smoking allowed?
No. The villa is entirely non-smoking, indoors and outdoors. A $350 USD penalty may apply.
Can we host a wedding or an event here?
Yes. Villa Bellissima takes weddings and special events for up to 150 seated or 200 standing guests. Events need our written approval in advance, and a minimum stay, an event fee and any applicable permit fees will apply. The Pedregal community also limits loud music after 10:00 PM.
How many bedrooms and bathrooms are there?
Nine en-suite bedrooms and 12 bathrooms.
What is the bedroom layout?
Eight bedrooms have a king bed and one is a queen bedroom set up as a separate casita; two portable twin beds are available on request. Every bedroom is en-suite with a private balcony or terrace.

High above Cabo San Lucas in the gated Pedregal community, on the Pacific side.
Is the villa beachfront or the beach swimmable?
It is an ocean-view villa (not beachfront). The Pacific-side beach below Pedregal is not swimmable due to strong currents.
