Villa Bellissima is a nine-bedroom contemporary estate on the Pedregal hillside, high above Cabo San Lucas, with twenty-four thousand square feet and a panoramic view of the Pacific. It is the largest and most complete third-party property in our portfolio, and it has two things almost nothing else here does: twelve bathrooms for nine bedrooms — more bathrooms than bedrooms, which for a group of twenty is the difference nobody thinks about until they need it — and an elevator, on a hillside where every other house of this size means stairs.
Eight bedrooms have King beds and the ninth is a separate casita with a Queen; two portable twin beds are available on request. Every bedroom has its own en-suite bathroom and its own private balcony or terrace, which at this size matters: there is no interior room, and nobody is looking at a wall.
The house holds a twelve-seat home theatre, a game room with a pool table, a gym, an indoor bar, a gourmet kitchen with an island, a Sonos system, Smart TVs with streaming and water filtration throughout. Outside there are two pools, a jacuzzi, a fire pit, an outdoor shower, a BBQ and terraces on several levels. The community's tennis and pickleball courts can be reserved. Daily housekeeping is included except Sundays and holidays. The Blue Desert Cabo concierge, included with every stay, arranges a private chef, butlers, groceries, airport transport, spa, golf, yachts and fishing.
An Elevator, on a Pedregal Hillside
Pedregal is a hill, and a 24,000 square foot house on a hill means levels. Villa Bellissima has an elevator, which is close to unique in this portfolio and changes who can stay here: a grandparent, someone recovering from surgery, anyone who cannot do four flights of stairs several times a day. We will not claim the house meets any accessibility standard — nobody has measured doorway widths or bathroom clearances and we do not publish things we have not checked — but the elevator is real, and if you tell us which parts of the house the person travelling with you needs to reach, we will go and verify it before you book.
Twelve Bathrooms for Nine Bedrooms
Almost every large villa has fewer bathrooms than it needs; a few have fewer bathrooms than bedrooms. Villa Bellissima has more: twelve bathrooms, nine bedrooms, every bedroom en-suite. For twenty guests, most of whom will be getting ready for dinner at the same hour, that is a more useful number than any amount of square footage. It is the quiet reason groups rebook this house.
A Twelve-Seat Home Theatre, a Game Room and a Gym
These are the rooms that hold a group of twenty together for a week. The home theatre seats twelve. The game room has a pool table. There is a gym in the house and an indoor bar. Add the two pools, the jacuzzi and terraces on several levels, and a group this size has somewhere to be at any hour without anyone retreating to a bedroom — which is usually what goes wrong in a big house.

With twenty guests, two pools means the group can split: one for the children and one for everyone else, or one in the sun and one in the shade depending on the hour. The Pacific Below Is Not for Swimming
Pedregal faces the Pacific, and the Pacific on this side of the peninsula is not safe to swim — strong currents and hard surf, all year round. That is true of every house in this community and it does not change with the season. What Villa Bellissima gives you instead is the view from very high up, the best sunsets in Los Cabos, two pools and a jacuzzi at the house, and the calm beaches of the Sea of Cortés side — Medano, Chileno, Santa Maria, Palmilla — within a short drive. Your concierge will tell you which suits your dates. If swimming in the ocean is central to your trip, say so and we will suggest a villa on the other side.

Pedregal is a gated hillside community with 24-hour security directly above Cabo San Lucas, so the marina, the restaurants, the bars and the sportfishing fleet are minutes down the hill while the house itself is silent. One local rule to know before you book: the Pedregal homeowners' association enforces a noise limit after 10 PM, and it applies to every house in the community. And the practical footnote — walking down the hill is easy, walking back up is not; your concierge arranges transport either way.

For a group of 19 to 25 people, breakfast or lunch is USD 630 and dinner is USD 760, plus 16% IVA — a group this size needs a chef with assistants and butlers, which is what that covers. Groceries for the menu are billed separately with a 30% service charge, and your concierge confirms the full amount in writing before your stay.
Is butler service available?
Yes, on request: USD 120 for four hours, USD 220 for eight hours and USD 320 for twelve, per butler, plus tax. For twenty guests your concierge will tell you how many butlers the house actually needs rather than quoting one and leaving you short.

Yes. Blue Desert Cabo concierge service is included with every stay at Villa Bellissima. Your concierge arranges airport transportation, a private chef, butlers, grocery pre-stocking, court reservations, spa treatments, golf coordination, yacht charters, fishing, restaurant reservations and tours. The services themselves are quoted separately.
Are pets allowed at Villa Bellissima?
No, pets are not allowed at Villa Bellissima. If travelling with a pet is essential for your group, ask us before you book: any exception would need the owner's written approval, and it is not something we can promise.
Is smoking allowed at Villa Bellissima?
No. The villa is entirely non-smoking, indoors and outdoors. A USD 350 penalty may apply. If anyone in your group smokes, plan for it before you arrive — we would rather tell you now than charge you later.
