The view is the reason to book it
The house is set high on the ridge, and the infinity pool runs along the whole front of it, so the water line meets a wide, open view of the Sea of Cortez and the bay of San Jose del Cabo. There is a rock waterfall at one end and a round jacuzzi at the other, both looking at the same horizon. At sunset the pool goes pink and the coastline lights up below. Rows of loungers face it; so do the terraces, the dining table and most of the bedrooms.
Two things you would not expect
There is a full-size billiards table in the living room, and there is a grand piano. Not an upright — a grand piano, in the main salon, with the ocean behind it. Between the two, the evenings take care of themselves.
Built for a group
The architecture is traditional Mexican hacienda — local stone, heavy wood beams, wrought-iron chandeliers, arched openings — with contemporary comfort inside. There are several separate living rooms, so twelve people are never on top of each other, a formal dining room, and a long covered terrace with an outdoor dining table facing the water. The kitchen is fully equipped with a stone hood, a large island and wine refrigeration.
Weddings and celebrations
Villa de Ávila is offered for weddings and celebrations, for up to 100 guests. Below the pool there is a level lawn shaded by a mature tree — open ground, not a terrace — large enough to set tables for a dinner, lay an aisle, or put up a dance floor. Private lawns of this size are rare in Querencia.
What makes it work as a wedding house rather than just a pretty one:
- The backdrop is already there. The ceremony faces the same open view of the Sea of Cortez and the bay of San Jose del Cabo that the pool does. You are not renting a tent and a view separately.
- The whole house is on one level. No stairs anywhere — which matters when grandparents, a bride in a long dress and people in heels are all moving between the lawn, the terrace and the bathrooms.

Every event still needs approval in advance, and the community sets its own rules on music and hours, so we confirm those in writing before you commit to anything. The bedrooms
Six bedrooms, one of them a master suite with the ocean view and its own terrace. Several rooms open directly onto the pool deck or the gardens; others look over the hillside. Bathrooms are finished in stone with double vanities and soaking tubs.

Is it on the beach?
No, and we would rather say so plainly. Villa de Ávila is a hilltop house with a wide ocean view. It is not beachfront and you do not walk to the sand from the door. What you get instead is the elevation and the panorama, which a beachfront house cannot give you.

Where is Querencia?
A private community above San Jose del Cabo, on the Tourist Corridor. Downtown San Jose is a few minutes away by car.
Can Blue Desert Cabo arrange a private chef and groceries?
Yes. Our concierge arranges private chefs, pre-arrival grocery stocking, transport, golf tee times, boats and fishing. These are quoted separately from the villa rate.
Is golf included?
No. Querencia has its own club and course, but golf is not included in the rental and access is subject to the club. Ask us and we will tell you what is possible for your dates before you book.
How far is the airport?
San Jose del Cabo International Airport is roughly 20 minutes by car.
What are the check-in and check-out times?
Check-in is from 3:00 PM and check-out is at 11:00 AM.
Are pets allowed? Can we smoke?
Please ask us about pets — it must be confirmed for your dates before you travel. Smoking is not permitted anywhere inside the villa. Guests who wish to smoke may do so outside, in the open-air areas.
