Casa Aqua Blanca | 7-Bedroom Ocean-View Villa in Punta Bella

Casa Aqua Blanca is a seven-bedroom ocean-view villa in Punta Bella, San José del Cabo, looking out over the Sea of Cortés. It is not a beachfront house — the sand and a semi-private cove are about 80 metres away — and what it trades that for is the view and a pool deck that no other house in our portfolio has: two clear acrylic slides that drop straight into the heated pool. Families with children book it for that one detail and come back for the rest.

The villa runs about 8,600 square feet over several levels, with seven bedrooms and eight bathrooms in total: seven full en-suites, one for each bedroom, plus a half bathroom for the common areas. The beds are six Kings and one Queen, and bedrooms 6 and 7 each convert into two single beds if you ask in advance — useful when the group is mostly children or friends travelling separately. Every bedroom has a safe. The house is multi-level with stairs between areas, so tell us beforehand if someone in the group has trouble with steps.

Outside there is a heated private pool and a jacuzzi, each with its own heater so both can be warm at the same time, the two acrylic slides, a rooftop terrace, a fire pit, two Bali beds and a palapa bar with its own television, plus a 160-inch screen indoors. There is a private gym and a gourmet kitchen set up for a private chef. Parking fits six cars. Daily housekeeping is included from 8 AM to 3 PM, and the Blue Desert Cabo concierge — included with every stay — arranges a chef, a butler, groceries, airport transport, spa, yachts and golf.

A Heated Pool with Two Clear Acrylic Slides

The pool is the reason most groups choose Casa Aqua Blanca. Two transparent acrylic slides run down into it, the pool and the jacuzzi are heated on separate systems so you never have to pick one, and the deck around them holds two Bali beds, a fire pit and a palapa bar with a television. It is a house built for spending the whole day outside rather than for going somewhere else.

Rooftop Terrace and Outdoor Living

The rooftop terrace takes in the Sea of Cortés and the hills behind Punta Bella, and it is where most groups end up at sunset. Downstairs the outdoor living continues around the pool deck and the palapa bar. Indoors, a 160-inch screen makes the main living room the place for a game or a film when the wind picks up.

Punta Bella: the Beach and What Is Around

The beach and a semi-private cove are roughly 80 metres from the house. Swimming conditions on this stretch of coast change through the year, and your concierge will tell you what to expect for your dates instead of leaving you to find out on arrival. Palmilla Shops, the restaurants of San José del Cabo and its historic centre are all a short drive. Club Campestre is nearby and we can request tee times there, subject to the club's availability and policy. Palmilla Golf Club is currently private and open only to its members: the eight ocean holes previously open to the public are being renovated from December, with public access expected to return sometime in 2027.

Events at Casa Aqua Blanca

Events need prior written authorization from Blue Desert Cabo, requested before the booking is confirmed. Depending on the setup the villa holds up to 80 guests for a seated dinner or up to 120 for a cocktail reception. Amplified music is permitted from 10 AM to 10 PM. Outside vendors need approval in advance and their list submitted beforehand. The event fee is one night's rate plus IVA, and a refundable event deposit equal to one night is held and returned four days after check-out if there is no damage. The USD 120 damage waiver offered on ordinary stays does not replace the event deposit.

Groceries for the menu are billed separately with a 30% service charge, and your concierge confirms the full amount in writing before your stay.

Is butler service available?

Yes, on request: USD 25 per hour with a four-hour minimum, plus tax.

Is concierge service included?

Yes. Blue Desert Cabo concierge service is included with every stay. Your concierge arranges a private chef, a butler, grocery pre-stocking, airport transportation, spa, yacht charters, golf coordination and experiences. The services themselves are quoted separately.

Are pets allowed at Casa Aqua Blanca?

Yes, up to two dogs, with prior written approval. Ask before you book so we can confirm it in writing.

Is smoking allowed at Casa Aqua Blanca?
