Casa Mañana is a five-bedroom beachfront villa in Palmilla Norte, a gated community on the Los Cabos tourist corridor, with private access from the terrace straight down to the sand. The house faces east, so the day starts with the sun coming up out of the Sea of Cortés. The single most important thing about this address, though, is the water itself: Palmilla Norte is one of the few genuinely swimmable beaches on this stretch of coast. That is not marketing language — it is why the villa comes with kayaks and paddle boards, which would be pointless anywhere the surf breaks hard.

There are five bedrooms and five full bathrooms plus a half bathroom. Every bedroom has a King bed and a television, and the primary suite adds a sofa bed, a sitting room and a bathroom with a separate shower, a rain shower and a double vanity — which is how the house reaches twelve guests. Three of the bedrooms have their own terrace or balcony looking at the Sea of Cortés. Stone is the material that runs through the house: rock walls and stone accents in the common areas and in every bedroom.

The kitchen is a gourmet kitchen with a professional stainless-steel line and a bar that looks out at the ocean, opening into a living and dining space with tall sliding doors onto the terrace and a table for ten. Outside there is a heated pool and a hot tub with a panoramic view, a fire pit, an outdoor fireplace, eight loungers, a grill and an outdoor dining area. Daily housekeeping is included except Sundays and Mexican holidays, there is a private check-in, the community has 24/7 security, and a villa manager looks after the property. Palmilla Norte: One of the Few Swimmable Beaches Here

Most of the coastline in Los Cabos is not safe to swim. The Pacific side is out entirely, and even along the Sea of Cortés there are only a handful of beaches where the water is calm enough to put a child in. Palmilla Norte is one of them, and Casa Mañana opens directly onto it from the terrace. That is the reason the house keeps kayaks and paddle boards for guests — equipment that would sit unused at most beachfront villas here. Sea conditions still change through the year, and your concierge will tell you what to expect for your specific dates rather than leaving you to find out.

Kayaks and Paddle Boards, Included

Kayaks and paddle boards are kept at the villa for guests to use, straight off the beach in front of the house. It is a small thing that changes how a week is spent: instead of booking a water activity and driving to it, someone takes a board out before breakfast. Your concierge can also arrange yacht charters, sport fishing and snorkelling trips.

The pool at Casa Mañana is heated, and the hot tub sits beside it with the panoramic view over the water. There is also a fire pit and a separate outdoor fireplace, eight loungers, a grill and a full outdoor dining area, plus a gas fireplace inside. Ask your concierge to confirm the pool heating in writing for your specific dates.

Palmilla: What Is Around You, and the Golf Situation

Casa Mañana is steps from the Palmilla Golf Course and the Palmilla Tennis Club. On the tennis, ask your concierge and we will find out what is available for your dates. On the golf, here is the straight answer: Palmilla Golf Club is now private, members only, so being steps from the course does not mean you can play it. There is still golf in Los Cabos, and your concierge will tell you which courses are actually playable on your dates — that list keeps shrinking, since Cabo Real becomes private on 1 November 2026. Palmilla Shops, with its restaurants and boutiques, is minutes away, San José del Cabo is a short drive, and the airport is about 25 minutes.

It is a full bathroom and in practice it belongs to that bedroom, but it is not behind the bedroom door. For a couple it is a non-issue; for a teenager it usually is too; for someone who expects a true en-suite it is not that. Tell us how your group divides up and we will suggest who goes where.

Yes, and the kitchen is a gourmet kitchen with a professional stainless-steel line, so a chef can genuinely work in it. Chef service is quoted by meal and number of guests. For a group of 6 to 12 people, breakfast or lunch is USD 250 and dinner is USD 340, plus 16% IVA. Groceries for the menu are billed separately with a 30% service charge, and your concierge confirms the full amount in writing before your stay.

Is butler service available?

Yes, on request: USD 120 for four hours, USD 220 for eight hours and USD 320 for twelve, per butler, plus tax.

Is concierge service included?

Yes. Blue Desert Cabo concierge service is included with every stay at Casa Mañana. Your concierge arranges airport transportation, a private chef, a butler, grocery pre-stocking, spa treatments, golf and tennis coordination, yacht charters, fishing, restaurant reservations and tours. The services themselves are quoted separately.

Are pets allowed at Casa Mañana?

No, pets are not allowed at Casa Mañana. If travelling with a pet is essential for your group, ask us before you book: any exception would need the owner's written approval, and it is not something we can promise.

Is smoking allowed at Casa Mañana?

No. The villa is entirely non-smoking, indoors and outdoors. A USD 350 penalty may apply. If anyone in your group smokes, plan for it before you arrive — we would rather tell you now than charge you later.

Can we host an event at Casa Mañana?

No. Casa Mañana is a private home in a gated residential community and is not set up for events, so gatherings with guests who are not staying at the villa are not possible here. If you are planning an event in Los Cabos, ask us — several other villas in our portfolio are built for it and we will point you to the right one.

Can we play the Palmilla golf course?

We do not publish a square-foot figure for this villa. No source we trust publishes one, and we would rather leave the number out than invent it. What we can tell you is five King bedrooms for twelve guests, beachfront, with a dining table for ten and a terrace on the sand. If the exact area matters to you, ask and we will have it measured.
